Types of Properties We Manage:

Byrd Palmer Property Management manages unfurnished, long term rentals (at least 1 year leases). Homes must be in reasonable renting condition (we will provide you a punch list after visiting the property if needed), thoroughly deep cleaned, with working appliances, updated smoke/carbon detectors, and functional window coverings (ie blinds). We do not manage short term rental properties or furnished homes.

For Find A Tenant Only Services:

Owner placed lockbox must be installed prior to marketing/listing. 3 key copies (2 tenant, 1 owner) for all properties, as well as amenity passes, mail keys, garage remotes, etc. ALL must be provided at the property in advance. If you are still in the process of preparing / renovating the property, we will list with a ready date, but you are responsible for verifying your contractors work prior to the move in / inspection date.

Property Pricing:

Rental prices are based on the market, not on mortgage payments or other scenarios. We will always list at the highest point we feel is reasonable after discussing with you, but if no Inquiries are received within a week’s time, you must be open to lowering the price based on our range provided. Properties sitting vacant on our program cost everyone money, and our objective is to obtain quality tenants as quickly as possible to maximize your income.
